The following is a full scope of Project Management Services; however, not all may be required depending on the phase of your process. Therefore, this list can be considered a menu as well.

• Support and guide client in developing project program
• Project initiation
• Clearly define client's goals and objectives 
• Develop preliminary project scope, schedule, and budget
• Assess and recommend project team members aligned with client's culture and expectations

• Technical support for real estate transaction 
• Support Broker/Client with building, site selection 
• Provide input for proforma and due diligence 

• Design Team selection, contract negotiations and contract administration 
• Coordinate and oversee Design Team 
• Identify, recommend and release long lead delivery materials and systems 
• Guide and shepherd permit process and jurisdiction approval.
• RFP, analysis, negotiations, and recommendation of General Contractor 
• RFP, analysis, negotiations and recommendation of furniture, cabling, security, audio visual vendor partners
• Contract administration
• Manage project budget and schedule throughout project

• Meeting facilitation and reporting
• Coordinate with and supervise Design Consultants and Construction Contractor
• Client advocate through entire project
• Construction reporting and issue resolution
• Manage monthly invoices from all vendors, review and coordinate with Client or Landlord for payment
• Periodic field observation for scope and quality reviews 

             (If Client has own vendors, work with them on behalf of Client.)

• Facilitate vendor partner selections through RFP and analysis, negotiations and contract administration
• Supervise vendor partners through planning, design, and installation 
• Plan for long lead time items
• Facilitate progress reports and issue resolution
• Manage monthly invoices from all vendors, review and coordinate with Client or Landlord for payment
• Periodic field observation for scope and quality reviews 

            (If Client has own vendors, work with them on behalf of Client.)

• Assist Client in selecting a moving vendor
• Contract administration 
• Coordinate and oversee third party move vendor(s)
• Move Contractor progress reporting and issue resolution

(Excludes physically moving items and actual move management.)

• Assist with total cost of occupancy planning 
• Including but not limited to: food and beverage, reoccurring subscriptions, physical security, card access, video security, plants, or artwork  

• Coordinate project acceptance and punch list
• Coordinate and monitor securing project completion documentation
• Manage contract close-out process for all contracts
• Assemble the final billing process
• Develop and issue final project report

• Intermittent moves, adds, and changes facilitation (MACs)
• Intermittent office refreshes (paint, carpet, furniture changes, etc.)
• RFP coordination
• Design/build coordination and oversight
• Asset/building repositioning 
• Greenfield development
• Facility management projects
• Space planning
